24/7 Maintenance Information
FOR ALL MAINTENANCE REQUESTS:
Maintenance requests must be submitted on your online tenant portal and are done on a priority basis and if you request us to call before entering your apartment please notify Tim. Changing light bulbs that can be reached safely and clogged toilets are YOUR responsibility. If unable to handle any tenant-responsible maintenance issue, submit a maintenance request for a small fee before the issue worsens to create a large repair bill.
If you have an After-Hours Emergency, please call or text our Property Manager, Tim Sagasti, at 607-206-0519 for immediate assistance.
Follow up by calling our secondary emergency line at the Prime Oneonta Rentals Office at 607-431-8117.

Emergencies consist of fire, flooding - water pouring through your apartment, locked out of the apartment, no heat, and/or no hot water. Otherwise please wait until regular office hours to contact our property maintenance team. Use common sense for emergencies.
PLUMBING:
If a toilet clogs up, it is YOUR responsibility to plunge it. If the toilet starts to overflow, shut off the water immediately by turning the small knob/valve which is located in back of every toilet near the floor. If you or friends/roommates cannot understand or figure it out in a timely manner, please contact the emergency line before you will be held responsible for any water damage that will occur in the building.
HEAT:
Any tampering with heating equipment/thermostats will result in immediate loss of security for all tenants in the apartment. Please contact our maintenance staff if you believe the heat is too low and we can adjust it. The heat must be left on in the apartment during the cold winter months whether you are staying there or not. You will be held liable if the pipes freeze and the heat is off in the apartment. If you have any electric baseboard heaters in your apartment, please make sure they are off/lowest setting when you do not need to use them. They will either be hooked up to a wall thermostat or there will be an on/off knob on the actual unit itself (for both baseboard and wall-mount heaters.) Additional portable electric heaters are prohibited, all rooms have heat. Do not turn off furnace or hot water heater on/off switch at any time.
