Prime Oneonta Rentals are all within walking distance from campus or a have a bus stop nearby.
Is furniture included?
Yes, apartments include furniture and most include 50" flat screen TV's!
Do my roommates and I share one lease?
Yes. Our leases are joint and several. That means you and your roommates will sign the lease together. If you can’t all come in the same time it is alright for some roommates to add their signature at a later date, just keep in mind whoever signs is responsible for the full lease.
How does parking work?
All of the apartments have on and off-street parking.
When do leases start and end?
Our leases begin the Saturday before classes begin around August 24th and run through graduation weekend around May 22nd.
When can I sign a lease for the next school year?

What do I need to do when I am ready to sign a lease?
Please be prepared to pay a $500 security deposit when you sign your lease. Payments are made on your Appfolio online tenant portal.

Do I have to pay rent every month?
No. Because we specialize in student housing, we offers flexible payment options allowing you to prepay your rent by the semester, spread it out, or schedule your payments around financial aid disbursements.
What happens if I am late paying my rent?
All rent payments are due on June 1st for the summer; August 1st for the Fall semester; and January 1st for the Spring semester. As a courtesy, we offer a five day grace period that all rent payments must be processed within. A $50 late fee is added to all rent payments that are received after midnight, on the 5th day after due date.
When can I expect to receive my security deposit refund?
Your security deposit refund will be sent out within 14 days after the expiration date of your lease. We will mail your refund to the forwarding address you provide for us during your move-out appointment.
What if one of my appliances is not working correctly. Will I be charged to fix it?
We offer free maintenance service for all items that come with your apartment! Our dedicated and knowledgeable maintenance team routinely checks to ensure that everything in your apartment is working correctly. The only exception is if something breaks due to your act or neglect, we may bill the cost of repair back to you, but if it is not your fault it is not your problem!
Can someone hang curtains, or mount pictures, mirrors or my flat screen TV to the wall?
We’re sorry, but our maintenance staff cannot work on or with your personal belongings, but we are happy to give you the name of someone who you can hire to help you.
Where does my trash go?
Each building has a designated trash area, generally located near the driveway. Please check with the office or our maintenance team for your designated area and the trash pickup schedule. Thank you for doing your part to keep the grounds clean!

If getting around by foot and bike isn't feasible, the city of Oneonta has a bus service.
