Important Apartment Information
- School Year Rents are paid for by the semester; August 1st (Fall semester), & January 1st (Spring semester). Financial aid recipients - there is a payment schedule given for students on Financial Aid. See clause as per lease agreement.
- Summer Rents are Paid monthly on a 3 month term from mid May - mid August
- Apartments require a $500 security deposit per person.
- Should you lose a roommate during the year for any reason, it is important to contact us so that we can help you replace that roommate to avoid having to absorb the rent. You need to replace that person or you are going to pay their share of the rent/costs.
- Make sure for any maintenance requests you submit a maintenance request on your tenant portal. We can’t fix issues with your apartments if you don’t let us know. Light bulbs, smoke detectors, and clogged toilets, are your own responsibility however we are happy to assist if you are unable to. (1st time free) Anything that requires a maintenance professional should be left alone and we should be notified immediately. We have a full time maintenance staff and construction company with an emergency number for service.

- If you are locked out of your apartment during our office hours Monday - Friday (9:00 AM – 5:00 PM), we are able to meet you at your apartment and let you in for no fee. Let us know beforehand if you need a new key and we will make you one. There is a $50 charge for new keys (contact us or Davies Lock Shop 607-432-7857). If you gain access into the apartment through force and damage is caused to the door or the door frame, tenants are responsible for any damages. If you are locked out after our office hours Monday - Friday (5:00PM – 9:00AM) & Saturday/Sunday, we will be able to let you into your apartment but a $25 lock out fee will be charged to the tenants.
- Apartments with dishwashers – Do Not use regular dish soap, scrape all dishes and free food debris before loading the machine. Clean the bottom of the dishwasher and remove debris to prevent machine from being clogged. Any misuse of the machine will incur repair charges.
- Houses that have washers and dryers are for your use and need to be used correctly. Misuse results in machine removal and/or charges.
- Televisions that are provided in the apartment stay in the apartment. For apartments that include Spectrum TV streaming or DirectTV/internet, tenants CAN NOT call the service company (Spectrum/DirectTV) for repair/service issues. Landlord is responsible and will need the maintenance request through the tenant portal. All satellite dishes ($1000), flat screen televisions ($500), cable boxes ($200), remote controls ($75), wireless routers ($200), or other equipment provided by the landlord are supplied for use and any damage to these units will be deducted from the security deposit.
- No pets allowed!! This means no Cats, Dogs, Snakes or Ferrets, even for short stays. If pets are found on the premises, you will be fined and the pet will have to leave.
- Parking on lawns or driving across lawns will result in repair costs and possible loss of parking area use. Vehicles need to be off the streets when there are 2 1/2+ inches of snow.
- Personal items are not insured by the Management Company. It is inexpensive to purchase rental insurance through your parent's agent at home, or through a local insurance agent.
- We send reminder notices about important items during the year, such as: Leaving heat on during breaks, taking valuables home during breaks, and locking doors/windows.
- City code restricts the number of people you can have in your apartment at any time. They also prohibit the use of cellars for parties, gatherings, or storage.
- We do our best to honor your privacy. There are occasions during the year when we need to enter for inspections required by the city and/or to do repairs. We will text/call/or email you.
- Apartments are videotaped before move-in to show condition and avoid conflict at move-out time. All light bulbs are working, smoke detectors are checked and batteries changed at the beginning of every lease. During your lease period, you are responsible for the upkeep of batteries in your smoke detectors (this is to your benefit to insure they are working at all times. If they start to beep, just change to battery.)
- Remember to return the apartment to its original condition before leaving. We will send you information regarding moving out toward the end of your lease. If you fail to receive this information, please call and we will be happy to send it to you.
